The Choreography of Listing the 8z Way

2016 is off to a strong start, as high demand from buyers and a limited supply of listings for sale continues to be the norm. The volume of real estate sold across all Front Range markets in January increased 18.2% on a year-over-year basis. Inventory levels increased to 2.1 months, an improvement over December’s record low supply of 1.4 months, but still lower than last January’s level of 2.5 months.

In the Sumer Liebold GraphColorado Springs market, sales volume increased 31.7% on a year-over-year basis in January. The supply of available homes increased to 2.2 months.

In these low inventory market conditions, when bringing a listing to market it is critical to do all the necessary steps, and do them in the proper sequence; not just to sell the home, but to maximize price and terms. This is the choreography of listing the 8z Way. Listing the 8z Way is different, and we believe better.

Like a Broadway production, some of the most important work for listing a property is done long before the curtain goes up on opening night.
As an 8z REALTOR, one of my most important jobs is to help my clients to prepare their home for the market. I bring in my team of trusted professionals, from my stager to my handyman, to ensure that the home is in 10 out of 10 showing condition.

Another unique aspect of listing the 8z Way is the Preview Marketing Program. During the Preview period, we expose the listing online to the most active buyers before we bring the property to market on the multiple listing service. It’s like a dress rehearsal before opening night to make sure we have everything just right, and also creates momentum and demand leading up to the MLS debut. Homes that are previewed first tend to sell quicker and for more money.

The dance continues through the marketing period on the MLS, coordinated with a well orchestrated open house. Then it’s time to take offers. To attract as many offers as possible and to give all ready, willing and able buyers a fair shot, we often take all offers by a specified deadline. This ensures that the buyer with the highest and best offer, not just the buyer with the fastest offer, wins and delivers the maximum net for my seller.

Through all these steps, I act as the choreographer, making sure we’re doing all the steps flawlessly and in the right sequence. The end result: a great sale at a high price with favorable terms, and as little stress as possible for my clients.
